Jávea (Xàbia) – an exclusive location on the Costa Blanca North

Jávea, also known as Xàbia, is one of the most prestigious residential areas on the northern Costa Blanca. Located between Denia and Moraira, at the foot of Mount Montgó and directly on the Mediterranean Sea, it lies about 100 km from Alicante Airport. For years the town has been considered a more exclusive alternative to the region’s large resorts — it has developed more slowly, maintains building height restrictions and preserves the natural coastal landscape.

Unlike cities such as Benidorm or Torrevieja, Jávea is not a mass-tourism destination. Urban planning is based mainly on low-density villa areas, greenery and open space, giving the area a distinctly residential character. For this reason it is especially popular among buyers looking for higher-standard properties and a quieter lifestyle by the sea.

Jávea is divided into three clearly different areas. The historic centre features traditional tosca-stone buildings, narrow streets and local squares. The port area offers a marina, seafood restaurants and everyday local life, while the Arenal zone provides a sandy beach, promenade and restaurants open year-round. This allows residents to choose between a traditional Spanish lifestyle and a more international coastal atmosphere.

The coastline in Jávea is very natural and considered one of the most beautiful in the region. It offers both sandy beaches and small coves with crystal-clear water. Playa del Arenal is the main town beach with a gentle entrance to the sea, while Cala Granadella and Cala Portixol are among the most picturesque coves on the entire Costa Blanca, known for turquoise waters and excellent snorkeling and diving conditions.

Its position between mountains and sea makes the area particularly attractive for active residents — popular activities include hiking in the Montgó Natural Park, coastal cliff routes and water sports.

Jávea functions all year round, although the pace of life is calmer than in major resorts. Restaurants, cafés and services remain open in winter, and the international community is well integrated with local residents. The town is often chosen by remote workers and buyers seeking a high-quality second home.
