Warsaw loses the European record to Benidorm
Until now, the tallest residential building in the European Union was Złota 44 in Warsaw. From 2028, that title moves to the Mediterranean.
It goes to a building standing 50 metres from a sandy beach in Spain — the kind of beach where, in November, you can still sit comfortably without a jacket.
230 metres above the Mediterranean
TM Tower in Benidorm will reach 230 metres and 64 floors — 38 metres more than Złota 44.
The numbers are striking, but the real difference runs deeper than height. Złota 44 looks out over a city. TM Tower will look out over open sea.
That is an entirely different experience of living high up. From the upper floors you see Benidorm Island, the whole bay, the Serra Gelada ridge dropping into the water and — on a clear day — a coastline running for tens of kilometres. The sunset doesn't disappear behind the office block next door. It simply arrives in your living room.
Instead of the rectangular mass typical of towers, the architects drew on the geometry of the Mediterranean seabed — coral formations and sea anemones. The result is a set of rounded volumes, shifted against one another, so the building looks different from every side and at every hour of the day.

Why Benidorm
For this, we need to go back a little.
In the 1950s Benidorm was a fishing village of a few thousand people. Today it has one of the highest concentrations of high-rise buildings in Europe and is often called the Manhattan of the Mediterranean. That didn't happen by accident — the city deliberately chose to build upwards rather than sprawl along the coast.
The result is that Benidorm has something most Spanish resorts lack: a compact, urban structure that works all year round.
Schools, private clinics, shopping centres, public transport, quick access to the AP-7 motorway. In winter the city doesn't board itself up. Restaurants stay open, shops keep working, and the promenade fills every day with people who live here permanently — in large part an international community that came for the mild winters.
For anyone considering spending several months a year in Spain, that difference is fundamental. A resort that closes in September and a city that works in January are two different products.

The quieter side
Benidorm divides into two halves, and when buying, that distinction matters more than the floor number.
Playa de Levante is the eastern side — louder, built around nightlife, with a dense grid of bars. It's the version of Benidorm you know from photographs.
Playa de Poniente, where TM Tower is going up, is the western side. A wide sandy beach with a gentle slope into the water, a long promenade, and a noticeably calmer atmosphere outside peak season. This side is closer to everyday life than to a holiday.
Within walking distance or a short drive:
- Balcón del Mediterráneo — the viewpoint in the centre, right beside the old town and its tapas streets
- Serra Gelada Natural Park — clifftop trails starting a few minutes from the beach
- Cala Mal Pas — a small cove tucked between the two main beaches
- Golf course — around a kilometre away
- Aqualandia, Mundomar, Terra Mítica — water parks and a theme park, 3–5 km
- Altea 12 km · Villajoyosa 10 km · Calpe 25 km
Alicante-Elche airport is around 56 kilometres away, roughly a 35–40 minute drive, with direct flights from across Europe. In practice: leave home in the morning, coffee on the terrace by the afternoon.

A building you could spend the whole day in
The most interesting part of TM Tower isn't inside the apartments. It's between them.
More than 10,000 square metres are given over to communal areas — an area comparable to a large resort hotel. Two entire floors belong to the residents.
Floor 21 is a panoramic gym. Training with a view over the bay, not over a car park.
Floor 22 is the wellness level — heated pool, jacuzzi, massage area, terraces for lying out.
At the very top, a Sky Bar with a restaurant. Somewhere you reach by lift instead of looking for a taxi.
Beyond that: outdoor, indoor and children's pools, a tennis court, a multi-sport court, a cinema room, a Games Room, a coworking space, an outdoor bar and a playground. The communal areas are supported by a photovoltaic installation.
It reads like an amenities list, but the point is practical. If you spend two or three months a year in Spain, much of that time will be lived right there — a swim in the morning, an afternoon with the children at the playground, a few hours of remote work in the coworking space, the evening upstairs. No planning, no car.

Excellence and Premium — making it yours
Buying at a construction stage that still allows it means you can choose materials and finishes from the available options. The developer has prepared two packages.
Excellence lets you personalise the apartment by selecting materials, colours and finishing elements from the project catalogue. Premium goes further — a broader specification, wider personalisation options, and the apartment is delivered with a full set of appliances.
How much choice you have depends on the apartment type and how far construction has progressed at the time of purchase. The earlier you buy, the more you can shape.

If the apartment is meant to earn its keep
Apartments up to floor 35 have the option of joining the rental programme planned for the development. It suits owners who want to combine their own use of the property with letting it during the rest of the year.
We confirm the conditions individually for each unit before reservation — though the market backdrop here is favourable. Benidorm sees genuine activity across twelve months, not three. The season doesn't end in September, largely thanks to older visitors from northern Europe and the domestic market.
Who TM Tower is for
This is a project for people buying not just an apartment, but a way of spending time in it. Its strongest assets are the height, the open views, the extensive communal areas and what happens on the upper floors — the panoramic gym, the wellness level, the Sky Bar.
Because of its scale, TM Tower isn't the right fit for someone looking for a small, intimate development with a handful of neighbours. It suits buyers who value contemporary architecture, a wide horizon and the convenience of having a great deal available without leaving the building.

What happens next
The tower will hold 260 apartments with one, two, three or four bedrooms. Construction is underway — the foundation slab is complete and the building is entering its vertical growth phase. Handover is scheduled for September 2028.
Around half the units in the tower found buyers before the building rose above ground level. A quarter were reserved within days of the project's launch.
